From the Kottivakkam signal, take ECR south through Palavakkam and Neelankarai, then turn into Teachers Colony, Vettuvankeni — second floor of Velu's Tectum. If you are coming straight off OMR, the link roads through Thiruvanmiyur or Palavakkam both put you onto ECR without much trouble, and the evening run south is usually smoother than the reverse direction.
